Required Documents

Receiving documents from a client in a timely manner is very important. The loan process starts sooner and proceeds much smoother. Please ensure all documents presented are legible, complete and in proper order.
 

  • Two (2) years most recent Federal Tax Returns (all pages and schedules)
  • Two (2) most recent paystubs (covering the last (30) thirty days)
  • Two (2) most recent monthly bank statements (all banks, all pages; on-line printouts are not acceptable) 
  • Most recent transaction summary of 401K, IRA, Mutual Fund Accounts or Deferred Compensation Statement
  • Colored copy of Government Issued Identification Card & Social Security Card 
  • Photocopies of any stocks or certificates of deposits
  • Copy of the purchase and sale agreement (for home purchase)
  • If renting - twelve (12) months canceled rent checks or name and address of your current landlord
  • If divorced - a fully executed divorce decree
  • For a refinance - copies of last mortgage statement, deed, recent tax bill and Homeowners Insurance Declaration page 
  • A letter of explanation for any known credit problems (form will be provided) 

    For self employed borrowers, employed in sales, paid by commission, or owns rental real estate:

  • Two (2) years signed personal tax returns - including all schedules
  • If self-employed through a corporation, last two years corporate returns as well as a year-to-date profit and loss statement and balance sheet
